In this depressed market there are plenty of properties that are priced well below market value, with room to force appreciation (flip) and sell at a top-of-market value. The longer this market exists, the more people that need to sell a home will be forced to accept a lower sale price than they would have received in ~ 2021. This is where the opportunity lies.
